What are the interest rates at?
We look to several lending institutions when seeking to help buy property for our clients to make sure we get them the best rates and terms available at that time.
How much do we have to have for a down payment for raw land?
The down payment can fluctuate with different lending institutions. It is usually 30% needed for a down payment.
How do we determine if the property is suitable for our needs?
We perform what is called a feasibility study before purchasing any property.
Will we have enough parking?
This is determined during the feasibility study and the building type and size.
What is the NOI on a building?
NOI is used to determine how profitable a property is on its own. This is an item that we ask the owner of the building to provide.
How old is the roof and is the roof still under warranty?
Both items are usually included in the purchase sale agreement.
Is there enough parking for our intended use?
We calculate this also to determine the number of spaces required by the local city code for your intended use.
How old is the building?
We research the county records to see when the building was built. This is usually disclosed in any advertisement of selling the property.
If we plan to relocate to another state are you able to help us with setting up our new practice?
Yes. We have a network of leasing brokers in almost all 50 states.
What is the lease rate?
This is determined by market rate in any given area.
Does the building owner provide any funds to help building the space out?
In most cases a lot of the building owners do offer tenant improvement incentives to help build out your office. Some offer free rent for a specific amount of time. There are many way to negotiate leases.
How long of a lease can we get?
In most cases we would require a 10 year lease for our dental clients with an option for 5 years plus 5 years. This would be in the lease agreement.
